PLANNING

  • Needs and Options Review - Pre-Designosis™

At the start of every project the opportunities seem to be unlimited until various constraints focus them toward a solution. Needs and Options Review allows us to determine Client's functional, aesthetic, aspirational, operational, economic, and sustainabiity needs.  It also allows us to determine constraints resulting from zoning requirements, budget, property features, environmental conditions, schedule, etc.  Read More

  • Feasibility

We offer feasibility analysis that can answer critical questions early.  This can include evaluating whether a particular property or building you are considering purchasing can be developed to meet your project needs. Will the size of the property under consideration support required parking, zoning requirements, and the other project needs? Is the building for sale structurally sound? Is the budget sufficient to do all the things you want to do?

  • Programming

A "Program" document is a written roadmap used to guide the project. First, a Program is used to confirm with the Client their Needs and Options and the scope and scale of the project. Second, once confirmed, the Program is published for use by the entire design team to serve as an integrated checklist during design to understand the project goals and requirements, eliminating trial and error and miscommunication.

 

ARCHITECTURE

  • Conceptualization

Based on the Program, we explore arrangement options, change things around "on paper", resolving the Program elements into your conceptural solution. This process allows you to make choices at the beginning of the project when the opportunity for change is infinate and the cost to explore options is minimal.

  • Design

We define the size, shape, and massing of the selected concept and develop the look of the project by evaluating and selecting the supporting building systems and complementary building materials.

  • Construction Documents

We continue to develop the design into highly detailed technical drawings and specifications for use in permitting, bidding and constructing the project.  RSA teams with specialty consultants in the various fields of civil engineering, landscape architecture, structural engineering, electrical and mechanical engineering, each selected for the expertise they bring to the project.

 

CONSTRUCTION REPRESENTATIVE

  • Bidding Management

Solicit, on behalf of the client, construction bids and review and evaluate the bids in order to recommend the best qualified builder at the appropriate cost.

  • Construction Administration

Advise and consult with the client and act as liaison between the client and builder during the construction of the project.  Periodically review the construction progress to confirm the work complies with the design intent and with the construction contract requirements.  Acting as the client's representitive, administer the terms of the construction agreement.

 

SUSTAINABLITY

We believe sustainable buildings maximize opportunities and can improve return on investment, reduce operating expenses, and create an environment for happier, more productive occupants. To this end, the Principal of our firm has become a LEED® Accredited Professional (AP).  RSA incorporates sustainable strategies in every project we design, and with in-house LEED® AP staff, we can also manage LEED® certification for clients seeking a LEED® certified project.   Sustainable Projects
